Since Boris Johnson’s speech on Sunday the 10th May, businesses, people and members of the parliament have been left concerned about the lack of clarity that was given to the country in regards to the lockdown conditions. Boris gave a brief plan of what to expect over the upcoming months with his “lockdown easing plan”, but what does this plan mean for the property industry?
With these recent uncertainties that have come hand in hand with Boris’ speech and the government’s recovery strategy, the housing sector is still unaware of what to expect over the course of the next few weeks. But, that doesn’t mean to say that there isn’t hope.

What’s Going To Happen Next?
It has been said that from 1st June 2020, ‘non-essential retail’ outlets will be reopening. You may be wondering what that has to do with the property sector, but according to Chris Pincher, several elements of this industry is identified as retail, especially those within buying and selling properties.
We recommend that you keep up to date on the government’s updates before making the decision to resume operations; however, it seems that there is a chance that the property industry can begin to take action once again from the 1st June, which is just three short weeks away.
This doesn’t mean that it will be running as usual. Although the house-building sector has begun to resume their trades which is excellent news for estate agents, we must remember that social distancing and taking safety precautions is vital still.
In terms of property viewings, in order to keep in line with the social distancing rules, most viewings will be taking place digitally using video technology. This still allows potential buyers, planned purchasers and prospective tenants to get a good idea of the space, while also staying safe.
We predict that moving forward, once house viewings are organic one again, they will last no longer than 15 minutes and PPE will need to be worn for the entirety. This applies to both viewers and the property owners. Cleaning the property before and after every visit will be an essential condition too. Only two adults will be able to view a property at a time also.
For new builds, viewings may be resumed sooner due to them not having any occupants in; dramatically reducing the amount of human interaction. This then supports the continuing of construction companies when beginning to sell again.
When moving house, it has been said that these transitions can take place, provided that social distancing rules are always met. The government is yet to address this, but buying houses will likely proceed, as long as the properties are empty as mentioned previously. If a house move is of a high priority, however, these will also be an exception and the move can continue. Obviously, home removals, estate agents and all parties of the move must follow strict social distancing rules.

Stewart Basely, the executive chairman of the HBF (Home Builders Federation) has recently stated that the presumption of the housing sector will significantly benefit the recovery of our economy.
